The major district town of Aue is planning to improve the range of industrial and commercial sites and acquire plots in the area of the freight railway yards for economic development purposes. The sustainable conversion of the urban mining site (formerly pit 20) on the railway site therefore required the drawing-up of a subsequent use concept that would comprise an investigation of different options, taking account of development and the associated costs.

The aim of this study was the development of a valuation method for mining brownfields, which takes into account the essential aspects of mining. After a thorough analysis of all major mining factors that highly influence the value of real estate, a calculation was proposed which takes into account the above-mentioned uncertainties and risks.
